We were glad to be hired to repair/upgrade this client's deck in Cumming. Below you'll see comments and before and after pics...

What's he doing? Code requires that each post be screwed in with two 1/2" galvanized bolts or screws.

Code requires that joists rest on galvanized joist brackets. We left the little 2x2" & inserted the brackets.

These 4x4's are supporting the stair landing and sit on galvanized posts bases. Why? Even though the lumber is pressure treated code still wants the post off the ground away from sitting water.

The stingers for the stairs are 2x12s supported by galvanized stringer straps -

Here's Gerardo removing one of the 2x10 outer beams. This piece is important as it's a structure support that sits on the 6x6 post. This particular one was rotted and really not long enough.

We replaced the 2x10's (one was 16' & a 4' cut piece) with ONE 20' 2x10 that will better support the structure.

Underneath the deck sits a covered patio with a metal roof top. We pressure washed it clean because....

These are real nice! ONE 20' deck board spans one entire row & each row is screwed in.

Notice the stairs had not one single post (required by code every 6') AND very steep stairs.

New stairs with a landing! Six post in each side (there's one you can't see).

Again, not enough post, the balusters were spaced beyond the 4" allowed by code AND the post were notched in (code won't allow that any more).

The finished product!! New outer 2x10 bands. Post are spaced <6' in order to keep things symmetrical & compliant. Notice the posts are not notched. Call us, we're glad to help.
