Cute Condo Kitchen Remodel

EAST COBB: Most of our business is referral business, but it's always exciting to get one because it means a lot to be referred out. 

Here's a cute little kitchen (we actually remodeled the entire condo but we're posting it per category to better show case our efforts) remodel in East Cobb - 30068








I don't want to spoil it but what we did was pretty cool. 














We tore it all out and then some....












Yup, there were too many walls...the client wanted them gone. 











And we did what they wanted. 
















We painted, added some recessed lights, with new smooth ceilings, installed the cabinets and the island. Even installed two electrical outlets for the island. 







We made the island from the three cabinets, installed some bead board, new appliances and the floors. The subfloors rerquired a lot of work...see our floor post for the property. 








We also installed two pendulum  lights (the only thing we don't do is install granite counter tops - we sub it out to Legacy Granite)








Here's the before from a different angle. It was nice but it felt like a New Orleans shot-gun home to get from the living to the deck....as you can see there's no furniture under the chandelier.

ALPHARETTA: It feels sooo good to be referred to friends and family, it really means a lot to us. 
This new homeowner was referred to us by clients we did work for almost 12 months prior & we appreciate being considered. 


On the left is our lead, Jose and Raul.









































As you can see to the right, this house had walls and walls of wallpaper that unfortunately sucks up a lot of time.




















<--These next three pics are one view of the master bedroom. It had two separate closets with glass bi-fold doors and a dust collector on top of the closet (notice the roof line?)








<--We closed the roof line and a closet door. We also had to prime the walls for the new color because the green was too strong/dark of a color.

The old master bath worked but it was just too dated. 













We do a lot of drywall work and here we are making things smooth again.

We tore down stuff, painted, installed engineered flooring, a little floor, made closets bigger, and more. 



CHIEF ARCHITECT

We're always in pursuit of improvement and here we are in Dallas, Texas at a CHIEF ARCHITECT Intermediate Training. We've had Chief Architect for almost two years and use often. Our goal is to become experts and use it daily. 











Lots of points earned got us 1st class seats.

You would not believe how comprehensive this software is. When I worked at the National Park Service I used IBM's Maximo Asset Management software and find this program more comprehensive.

Great features for our Kitchen & Bath Division










A little R&R in downtown Grapevine, TX. This litte aea was a real bonus for the trip. Four winery's within 2 small blocks. Awesome. 











Chief Architect Experts. I wanted to bring one home for a week of personal training. All the instructors know sooo much.

EAST COBB: This was an exciting renovation to be  a part of. We did many things here...we insulated & closed in the garage completely renovated two bathrooms, installed new floors, painted, AND completely transformed the kitchen....In fact, the two ladies on the left are standing in the kitchen.

Water Damaged Condo - Yikes!

We were very fortunate to have been selected to come in and bring our clients condo back to where it was before the water lines busted back in February (insurance claim). What did we do? 











Removed two layers of wallpaper, repaired the drywall, and painted (we're very very good at drywall).

We installed new R24 insulation on this exterior wall and installed new drywall. What else? (scroll down some more)



























A new kitchen! (sort of). Actually we insulated the pipes to help prevent future issues and added 24 insulation as well. We also installed two (2) 5/8 sections drywall around the perimeter. Why? Code requires this due the walls being adjacent to the neighbor. Helps fire spreading. 





We fixed some plumbing issues and installed her base cabinets, countertop, and sink.

You see the window to your right? Well this kitchen evolved into what it did b/c the client wanted the window pushed out a little. A little then turned into something bigger (see framing blogs) and as you scroll down you'll see what I mean. Keep your eye on the little window as well.                                                                                                                                                                                                                                                                                                                                                                                                       Notice the fan on the ceiling? After we demo'd the room the clients felt the ceiling was too low. They asked us to make vault ceilings w/recessed lights. BELOW: You can see the ceiling bare 8' ceiling joists.                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                                     LEFT: At this stage the bay window addition is complete (4x9), as are the vault ceilings. Notice the wall from above is gone (we installed hidden-beams to for a smoother look, the 3' walls exists to cover the cabinets and appliances.                                                                                                                                                                                                                                                                                                                                                                                            After we finished the electrical, plumbing and two thin-brick corners (painted white) we began the detailed process of assembling the Miami custom cabinets. Raising the Ceiling

The pictures will show the before kitchen, the stripped down version, along with the unfinished vaulted ceiling (framing).
